Q4 on The Boulevard is the social hub of Smales Farm Technology Office Park. Housing restaurants, cafes, banking, shops and gazebo facilities, the building is the Park’s ‘lifestyle quadrant’ and it sets a new standard in quality, location, innovation and design in Auckland.
Q4 on The Boulevard is also the hotspot access point for free wireless internet (Wi-Fi). When the capability was launched in early 2009, Smales Farm Technology Office Park became New Zealand's first commercial development to offer free Wi-Fi – enabling Park employees and visitors (including customers of the Park's food and retail outlets) to receive high speed network access for Wi-Fi capable mobile devices in the public areas of the Park.
Quality innovation and great design
On the ground floor there are 1,340sqm of prime real estate space with shops, food outlets and a cafe. Above that are two more floors offering 3,200 sqm of office space specifically designed for large and small tenants.
Q4 on The Boulevard's distinctive exterior has floor-to-ceiling glass windows behind a wooden lattice. Internally, the building features a spectacular glass lift, which glides up and down a three-storey atrium constructed from glass, concrete, steel and wood. The building makes the most of natural light and, from the top floor, has views over Rangitoto and Lake Pupuke. The windows open to provide fresh air and there are balconies.
Built with sustainability in mind
In keeping with the Smales Farm philosophy, Q4 on The Boulevard has been designed with sustainability in mind. For example, storm water is harvested and stored in holding tanks for reuse in toilets and the air conditioning system. In addition, the windows feature double glazing to minimise heat loss in winter and open to provide natural ventilation in summer.
The building's base uses recycled concrete and the paint and other construction materials were carefully selected for their low toxicity.
Perfect location
Q4 on The Boulevard lies on the eastern side of the Park, alongside Taharoto Road, which means its retailers attract local residents and passing traffic as well as the Park's office workers.
The building is in harmony with an adjacent Gazebo facility – an external structure which provides additional meeting and conference facilities for tenants on the Park. The flexible area is structured to allow smaller groups to meet privately, or you can open up the full area to seat up to 50 people for a conference, training session or product launch.
The Gazebo, which can be booked through the Columbus Coffee café or the Quarry Bar, offers fully serviced (with lighting and heating) sheltered spaces ideal for formal or informal meetings. Catering for meetings or conferences is available through these operators.

Q4 on The Boulevard houses a diverse range of retail and commercial tenants, including a large branch of the Columbus Coffee café network, one of the busiest Subway sandwich outlets in Auckland, the Quarry Bar & Restaurant and hair and beauty salons.
Q4 on The Boulevard is also home to the Smales Farm Management Office (Smales Farm Corporate Services Limited) on the first floor, and NZ Transport Agency (NZTA). IAG subsidiary Lantern Insurance & NZI Insurance occupies the building's second floor.
