Dedicated is for your business and employees, Shared is for breakout, collaboration, and meeting rooms, as well as a fully equipped kitchen and social spaces for lunch and after work drinks. Every floor has a reception and you’ll have access to Smales Farms’ exclusive concierge services.



Flexible leases are just the beginning. If your number of employee’s change, or you want to change office layout, the B:HIVE allows you to reconfigure your dedicated space overnight - not when your lease expires. This means you’re paying rent based on the exact requirements of your business, not for space that’s sitting idle.
